Established in 1999, Akruti Consultants is a Thane-based architecture and redevelopment consultancy working across Mumbai and the Mumbai Metropolitan Region. With 300+ completed projects spanning residential developments, commercial projects, and urban redevelopment sectors, the practice is led by Principal Architect Ar. Abasaheb Desai, whose experience continues to shape its architectural and planning approach.
The firm combines architecture expertise with strong knowledge of redevelopment planning, liaisoning approvals, regulatory coordination, and project execution processes to support seamless project delivery. Established in 1999, Akruti Consultants is an architectural practice based in Thane, contributing to projects across Mumbai and the wider Mumbai Metropolitan Region. Over the past two decades, the studio has been involved in 300+ projects, ranging from residential and commercial developments to complex urban redevelopment initiatives. The practice is led by Ar. Abasaheb Desai, Principal Architect, whose leadership and experience shape the firm’s approach to architecture, planning and project coordination.

The Beginning
After over a decade of professional experience in Mumbai and Thane, Ar. Abasaheb Desai founded Akruti Consultants in 1999. The practice began with modest bungalow and row-house projects across the Thane and Mhada areas. What started from a small 100 sq. ft. office gradually grew through the trust of clients and the successful delivery of projects, evolving into the established architectural studio it is today.
Expanding the Practice
The journey continued with Akruti Consultants undertaking a growing number of residential projects across Thane. As the city rapidly developed as a thriving urban centre adjoining Mumbai, the practice gradually gained recognition through the successful delivery of projects and the increasing trust of its clients. With Thane expanding towards the Ghodbunder Road corridor, the firm’s portfolio broadened to include residential layouts, bungalow developments and commercial projects. This period marked steady growth for the practice, with both the studio and its project portfolio expanding alongside the city’s development.
Expanding Horizons
During this period, Akruti Consultants achieved a major milestone by securing its first large-scale township project, Arihant City in Bhiwandi (25-acre mixed-use development), marking its entry into complex developments. The firm also expanded beyond Thane, taking up projects in Silvassa, Gujarat, Satara, and Ratnagiri, reflecting growing client confidence. With a strong focus on quality, timely liaisoning, and integrated services, Akruti Consultants established itself as a trusted one-stop solution for architectural design, approvals, and project execution.
Entering High-Rise Developments
During this period, Akruti Consultants expanded into high-rise residential projects along Thane’s fast-growing Ghodbunder Road corridor and played a key role in shaping several multi-storey developments. The firm also entered urban redevelopment projects in established areas like Charai and Kharkar Ali, strengthening its expertise in complex city redevelopment and modern urban planning.
Strengthening the Practice
During this phase, Akruti Consultants moved into its expanded 2,500 sq. ft. studio in Thane, strengthening its team and capabilities in design, liaisoning, and project supervision. The firm expanded its portfolio with redevelopment projects like Priya Society, Thakkar House, and Ramashankar CHSL, along with high-rise developments exceeding 30 storeys and institutional projects, further broadening its expertise and presence across diverse sectors.
Navigating Challenging Times
During the COVID-19 pandemic, Akruti Consultants sustained its operations by shifting to remote coordination, digital workflows, and strict safety measures. Despite industry slowdowns, the firm continued project planning, approvals, and client coordination with minimal disruption, maintaining progress while prioritizing the safety of its team and stakeholders.
Evolving the Practice
In 2022, Ar. Harshal Desai joined Akruti Consultants, bringing the second generation into the practice and strengthening its expertise in Project Management Consultancy (PMC). The firm has since guided housing societies through transparent redevelopment processes, helping them unlock development potential and manage complexities with clarity. With projects across Thane, Dombivli, and Navi Mumbai, Akruti Consultants has completed 15+ projects, has 10+ ongoing, and continues to grow its presence in urban redevelopment across the Mumbai Metropolitan Region.

1999 — The Beginning

2000-2005 — Expanding the Practice

2010–2015 — Entering High-Rise Developments
During this period, Akruti Consultants expanded its portfolio into high-rise residential developments, responding to the rapid growth of the Ghodbunder Road corridor in Thane. As the area emerged as a key residential hub, the firm became involved in planning and designing several multi-storey developments.
At the same time, the practice began contributing to redevelopment projects within Thane’s older core areas, including neighbourhoods such as Charai and Kharkar Ali. These projects marked the firm’s growing involvement in urban redevelopment and complex planning challenges within established city precincts.
2015–2019 — Strengthening the Practice
During this phase, Akruti Consultants moved into its expanded 2,500 sq. ft. studio in Thane, marking an important step in the growth of the practice. With a renewed vision and a stronger team of specialised professionals, the firm further strengthened its capabilities in architectural design, liaisoning and project supervision.
The portfolio expanded with several redevelopment projects, including societies such as Priya Society, Thakkar House and Ramashankar CHSL, along with the planning of high-rise developments exceeding 30 storeys. The firm also undertook reservation and institutional developments, broadening its scope of work and reinforcing its presence across diverse project types.
2019–2022 — Navigating Challenging Times
During the global COVID-19 pandemic, the construction and development industry faced an unprecedented slowdown. Despite these challenges, Akruti Consultants ensured the continuity of its practice by adopting remote coordination, digital workflows and strict safety protocols.
The studio remained actively engaged with clients, consultants and authorities, ensuring that project planning, approvals and site coordination continued with minimal disruption. Through careful management and strong client relationships, the firm successfully maintained project momentum while prioritising the safety and well-being of its team and stakeholders.
2022-Present — Evolving the Practice
In 2022, Ar. Harshal Desai joined Akruti Consultants, marking the entry of the second generation into the practice. With postgraduate specialization in Project Management Consultancy (PMC), the firm further strengthened its role in guiding housing societies through structured and transparent redevelopment processes.
By helping societies understand the true development potential of their properties and navigate the complexities of redevelopment with clarity, the practice has expanded its portfolio across Thane, Dombivli and Navi Mumbai, with 15+ projects completed, 10+ ongoing and several more in progress. Today, Akruti Consultants continues to build on its legacy while shaping the next phase of urban redevelopment in the Mumbai Metropolitan Region.

From the very start, the focus was on responsible design decisions, strong planning foundations, and a commitment to balancing creativity with practical execution.
Early 2000s — Building Foundations
The firm began with residential and small commercial projects in Thane, steadily building a reputation for practical, well-coordinated design. During this period, Akruti Consultants established its working methodology — structured planning, responsive client collaboration, and dependable coordination with consultants and contractors.
2005–2010 — Expanding Scale & Scope
As experience grew, the firm moved into larger residential complexes and commercial developments. This phase strengthened expertise in project planning, authority approvals, and managing multiple stakeholders, laying the groundwork for handling more complex and larger-scale developments with confidence.
2010–2015 — Diversifying Project Portfolio
Akruti Consultants expanded into IT offices, educational institutions, and religious spaces, demonstrating the ability to adapt design thinking to varied functional, cultural, and operational needs. Each project type added new layers of technical understanding and broadened the firm’s design and coordination capabilities.
2015–2018 — Strengthening Technical & PMC Capabilities
During this period, the firm deepened its involvement in project management consultancy and site supervision. With stronger execution oversight, improved documentation practices, and tighter coordination on site, Akruti Consultants ensured better quality control and smoother project delivery from design through construction.
2018–2021 — Entering Redevelopment Sector
Recognizing the growing need for structured redevelopment solutions, the firm began focusing on society redevelopment projects. Services expanded to include feasibility studies, authority liaison, risk-sensitive planning, and committee-focused communication — bringing clarity and confidence to complex redevelopment processes.
2021–Present — Integrated Architecture & Consultancy Practice
Today, Akruti Consultants operates across Thane, Mumbai, Navi Mumbai, and the MMR region, offering fully integrated architectural and consultancy services.
